Before you begin, please read through our rental qualifications below. All applications are reviewed on a first-come basis and we hold each applicant to these standards equally.
After you apply be prepared to provide proof of income and additional materials as requested. The application will not be processed until all required information is submitted.

Each application is $25.00, and can be paid in cash at the office or through our Pay Online link under the Tenant tab. The fee is NOT refundable.
The application will not be processed until the application fee for all applications has been paid.
Every adult (18+ years) in the household will need to submit a separate application and pay an application fee. For example, if one married couple applies each spouse will need to submit an application and a total application fee of $50.00.
Income and Employment:
The total income amount for all persons contributing to rent needs to be at least 2.5 times the amount of the monthly rent.
Applicant must be ready to show proof of income (pay stub, tax papers, bank statement showing deposits, etc.) when the application is submitted. If the job duration of your current employment is less than 6 months a larger security deposit may be required.
Credit Score and Credit History:
While we do not have a minimum credit score requirement, a score below 600 and/or poor credit history may necessitate a higher security deposit, additional conditions or a denial.
We do not rent to those persons who have an unpaid bill from local utilities companies on their credit report.
A criminal background check will be completed upon submission of your application. Any false information provided will be grounds for denial. Those persons who are listed on a sex offender register will not be accepted. Other criminal history will be considered on a case-by-case basis. The severity, date, and repetition of the offense will be considered. Please note that those with a pending case, violent offenses, and frequently repeated convictions are likely to be denied.
Rental history will be verified through contact with a current or previous landlord. If you have no previous rental history a larger security deposit may be required.
A past eviction will most likely result in a denial. A balance with a previous landlord that has not been paid or that has been sent to collections will also most likely result in a denial.
In accordance with local guidelines we allow a maximum of two people per bedroom.
Whether or not a property allows pets is based on the approval of the property owner. Please refer to the individual property description to see if it allows pets.
If you are interested in a property that allows pets please note the following:
No more than two animals per unit will be allowed.
A pet deposit of $300 per pet will be required.
A $25 monthly pet rent will be required.
All animals must be up to date on vaccinations and must be spayed or neutered.
Our breed restrictions include the following: Pit bulls (American Pit Bull Terrier or American Staffordshire Terrier), Rottweiler’s, Dobermans, Mastiffs, German Shepherds, Great Dane’s, and Huskies.
